One of the first things I share with my clients is I am not an interior designer. My goal is to help homeowners prepare their home properly to maximize their profit or ROI -if any, in these most turbulent times. And also to use the items you already own and not purchase expensive items. I work with a budget and prioritize the "TO DO" list. In this market it is unlikely a purchaser will pay the asking price or higher so it is critical that all the "red flags" are eliminated. A home is the biggest investment of a lifetime for most people. In this market it is in the best interest of the seller to have their house look the very best when the FOR SALE sign goes up. I prepare a detailed list of items "TO DO" before the house goes on the market. Once the items are completed I return and make sure the house is ready. I work closely with not only the homeowner but the Realtor as well. A professional team works closely together to reach the ultimate GOAL of SOLD on the house. I am the source of many sources-I have licensed and insured individuals that I call on to complete the list of "TO DO" items if needed so when the house is ready to go on the market all the seller needs to do is wait for the contract. Consumers today are too busy to deal with red flags and if they see a house with many items that need repairs or if the house it not well presented it is very likely the offer will reflect this.

Meeting with an "accredited" Home Stager is the best investment and it will be considerably less than putting the house on the market not professionally prepared and having to deal with a price reduction.
A wonderful gift for parents is a Staging Gift Certificate for those parents that are wanting to move but can't quite do it. I can meet with them and talk them through the steps-one at a time so the idea is fun and excitng and not a burden. And they do not feel rushed. Sometimes clients have been in their home for many years and it takes time to prepare so they are able to slowly get the job done. Often in this situation the children are very involved as well.
